Resources Manufactured homes are often less expensive than traditional stick-built homes of comparable size, and thus they have been recognized as a valuable and affordable housing resource. Based on statistical information provided by American Planning Association, the cost of a manufactured home has increased 27% over the last 6 years compared to an increase of over 40% for stick-built homes. During this same time period, the price of a manufactured home stayed at less than a third of the cost of the traditional stick-built home. This price comparison does not take into account the price of the property for the site location of a manufactured home, however with the cost savings it more than makes up this difference. Based on a size comparison of manufactured homes versus stick-built homes, the gap has been closing. At one time, the average size of a manufactured home was almost one-third the size of a stick-home. Now, that gap has closed, and they are now at least half the size of a stick-built home. The gap will continue to decrease with the introduction of two-story homes and "hinged roof" systems. As more and more people opt to purchase a manufactured home, this has allowed for greater production and an actual per-square-foot savings based on mass production. The average per-square-foot pricing of a manufactured home has gone up slightly over the last 6 years ($6.26 per square foot), compared to an increased per-square-foot cost of stick-built homes during that same period of $18.72. As shown here this savings per square foot enables the consumer to purchase more home for the money in the manufactured home industry as opposed to the stick-built industry.
